We ended up sitting on this property for four months.  Eventually, we took it off the market, replaced the front windows, hired a professional photographer, staged the home, hired a fabulous agent, and raised the list price $10K.  Net result, had two full price offers that drove the price up without any closing costs included.  We ended up making twice what we anticipated.
